- How do I start?

- Is the Reservation Fee paid to Viceroy Invest or to the developer?
It depends … sometimes Viceroy Invest will have reserved the property on your behalf, in which case you pay the fee to us. On other deals you will pay the developer direct. Whichever way it is handled, the money goes straight into your property and you receive an appropriate receipt.

When do Viceroy Invest get paid?
Only on results! For UK deals, where we normally charge an Arrangement Fee, you pay the fee to your solicitor, and they do not pay it to us until you exchange contracts to buy your property. For Overseas deals, we try wherever possible to recover our fee from the developer, so you do not have to pay us anything.
- Does the nominated solicitor work for Viceroy Invest?
No. Although we recommend solicitors who are quick, efficient, reasonably priced, and understand buying “off plan”, they only represent YOU, not Viceroy Invest nor the developer.
- Are mortgages based on my salary?
Normally the answer is “no” in the UK. Buy to let mortgages are usually based on the ability of the rent to cover the mortgage by 125 – 130%. They are investment loans which are unrelated to your personal circumstances. Just occasionally, however, a lender may wish to take further security by assessing your income, but this is very much the exception. On the overseas side your mortgage will be based on your income or the combined income of your houshold.
- Do you use “gifted” deposits?
Where the developer and the lender are in agreement, we will do our utmost to help you use the negotiated discount as a gifted deposit. Unfortunately, not all lenders will allow discounts to be treated in this way, though there are other ways of achieving a similar result. Our panel mortgage advisors are independent so will find the best mortgage product on the market and are not tied to any one lender.
- I don’t know whether to rent or sell, what do you advise?
Wait and see! You can always change your mind based on the circumstances at the time of completion and, since the property is not yet built, you have plenty of time in which to make the best decision to suit your aims and your circumstances. Viceroy Invest will, of course, be happy to advise you when the time approaches.
- What if I live far away from my property?
No problem. Many investors have never even seen their investment! Viceroy Invest will help you find a tenant and arrange for someone to manage the property on your behalf. This will include paying the rent into your bank account each month.
- Is purchasing property overseas more complicated?
Not at all. The process is the same as in the UK – reservation, exchange and completion. Viceroy Invest will engage a good local solicitor who will translate contracts and speak English.
