- I understand that as a free Associate Member, I am under no obligation to purchase property through Viceroy Invest Ltd. Upon my first property purchase I will be automatically elevated to a Premier Member and receive details of property opportunities in advance of Associate Members. I understand that there is no charge for either of these membership levels and that I may cancel my membership at any time.
- I give my authority to Viceroy Invest Ltd to make contact with me either by email, telephone or post alerting me to property opportunities, but if I choose to take no action upon these alerts, the remaining terms will apply.
- I understand that, when reserving a property through Viceroy Invest Ltd, any reservation fee required by the Vendor is non-refundable. Should Viceroy Invest Ltd collect the Reservation Fee from me on behalf of the Vendor, I understand that such fee will be duly passed to the Vendor on my behalf and therefore remain non-refundable. Once paid, any disputes over the reservation fee are between the purchaser and the Vendor and Viceroy Invest Ltd has no jurisdiction in this respect.
- I understand (unless otherwise stated) there will be an Arrangement Fee payable on each property purchased through Viceroy Invest Ltd. This is specified in the appropriate information supplied online for each promoted property opportunity in the Viceroy Invest Members Area.
- I understand that the arrangement fee applicable is payable to Viceroy Invest Limited at time of reservation for each property purchased and not on exchange of contracts or legal completion.
- I understand that exchange of contracts may occur many months before legal completion. Following exchange of contracts or a period of 60 days from receipt of payment whichever sooner, I understand and agree that the arrangement fee is non-refundable and that Viceroy Invest Ltd cannot be held responsible for the performance of any third party vendor or any breach of contract by any third party vendor or any market condition or any changes imposed by planning authorities or similar which may affect the purchase in any way.
- Where an arrangement fee is not payable I understand and agree that if a reservation is cancelled prior to exchange of contracts then Viceroy Invest Limited reserve the right to charge a cancellation fee of £500 + VAT towards any administration costs.
- I understand that on certain property opportunities I may be requested to use a solicitor appointed by Viceroy Invest Ltd for conveyance on certain properties. This is in the interests of efficiency and although I have the right to use my own solicitor, I agree to co-operate in this respect.
- I understand that it is solely my own liability to arrange mortgage finance through a third party and I understand that Viceroy Invest Ltd offers no guarantee that I will be offered mortgage lending at any stage in the buying process, from offer to completion. Should I choose to exchange contracts with any vendor without having obtained a formal mortgage offer, I understand that I may be required to settle in cash on completion or forfeit any deposits paid. The obtaining of a mortgage is my own responsibility.
- I understand that property values can decrease as well as increase. Viceroy Invest Ltd makes no express or implied income claims. I understand that rental income achieved may not always match that predicted.
- I understand, accept and agree with the following: -
- Neither Viceroy Invest Ltd, nor any of its partners, directors; employees or representatives will be liable for damages arising out of or in connection with the use of information provided on any document or marketing material.

The Vendor operates a policy of continuous development and features, specifications and elevation treatments may vary. The Vendor reserves the right to alter any part of the development. All purchase price values are correct at time of going to press but may be affected without notice from the Vendor.
- Neither Viceroy Invest Ltd nor any of its partners, directors, employees or representatives will be liable for damages arising out of or in connection with the use of online information provided in any electronic or printed format.

Your username and password provided by Viceroy Invest Ltd is unique to you. You must not reveal your username and password to any other person.
You must not print, reproduce, transmit or reveal the contents of the members area in any form or by any means to any other party, without the prior written consent of an authorised representative of Viceroy Invest Limited.
Before becoming a free Associate Member of Viceroy Invest Ltd, and before reserving any property through Viceroy Invest Ltd, I confirm that I have read, agree and accept the above Terms and Conditions of Business. Any property reservations I may make in the future will be subject to these terms and conditions of business, and any others, which may apply from time to time.
