We are constantly searching for ways to help and inform our members; to make membership of our 'club' a more valuable experience. There is far more to property investment than just buying an apartment below market value or a house in a capital growth hotspot.

But Why Doesn't Everybody Do It?

Each individual step sounds easy enough; the whole idea of buying property for investment is quite straightforward; but for many people the initial step is just too daunting. It requires at least a basic level of understanding; otherwise it all seems too risky.

Knowledge reduces risk, but I have many friends and former work colleagues, people whom I consider intellectually capable and financially astute, who dismiss property investment with the words "I wouldn't know where to start".

Fear of the unknown, or at least a healthy distrust of it, is a normal human state of mind. Fear of failure; a disinclination to lose money; both are quite understandable emotions, but also quite unnecessary if you get the proper help, advice and support.

We all know the feeling of standing by a swimming pool full of cold water; the hesitation, the uncertainty. Then you dive in: a few seconds of extreme discomfort and suddenly you wonder what all the fuss was about!

For those who don't know where to start, or would like some help and support in taking that first step, we have some great news!

Property Investment Master Class

We shall be holding our first Property Investment Master Class during mid-November. Aimed primarily at those with currently 0-5 investment properties, its purpose is to de-mystify the world of private property investment.

We won't try to impress you with our knowledge; we won't talk down to you, make you feel inadequate, or do any of those strange things that 'experts' sometimes do. Our only objective is to share with you some of the main principles of property investing, so you can make informed decisions for yourself; decide whether or not it can help you achieve your goals.

Dale Carnegie is famous for saying "every man I meet is better than me in some way - and in that way I learn from him". That is my approach to everyone I meet. I may well know a few things that you don't about property investing, but there will be many other ways in which you are all distinctly better than me!

Finding the Money; Making it Happen

We are particularly pleased to have teamed up with Pure Genius Ltd., our IFA Financing Consultants, who have extensive knowledge and experience of mortgages, personal financial planning and other financial instruments. Their expertise is not limited to the UK market, and all their services are available to Viceroy Invest members at a specially discounted rate.

They will be there at the Master Class meeting, to explain how you can get started in property investment with money you may not realise you have. Then they'll show you some of the ways you can build a larger portfolio, whether it's to make up for a disappointing pension, create a legacy for your children and grandchildren, or simply have more income to make your life a little easier.

The Format of the Day

The topics we intend to cover will include the basic (and some less basic) principles of property investment - why you might want to get involved; what you can expect to achieve.

Our IFA financing consultants will help you understand some of the essential ideas and show you how to get started, with real (but anonymous) examples taken from their recent files.

We will also have some real property schemes to show you, so you can see how the theory gets applied to the real world; how ideas get put into practice.

This is Not a Sales Meeting

I have been to so-called seminars where there was no education, just a hard sales pitch. I've walked out of more than I care to remember, disappointed that I had been lured there under false pretences.
